Rent Update for April 2026 and Support Available for Residents

Our SLH colleagues and a group of residents met last year to review and redesign the annual rent and service charge review letter, so that the information we communicate is much clearer and easy to understand.Rent Review - Universal Credit

Earlier this year, South Lakes Housing published details of the proposed rent changes for the coming financial year. The Board reached a decision at its February meeting, confirming that a 4.8% rent increase will take effect from April 2026 for all residents living in homes let at social or affordable rent levels.    

Our annual rent and service charge review letters will be arriving soon.

As always, we want to make sure you have all the information and support you need. 

Why rents are increasing 

Every year, as a social landlord, South Lakes Housing reviews rent levels in line with Government rules and the Regulator of Social Housing’s rent settings framework. The proposed 4.8% rise reflects the minimum increase needed to continue providing safe, well-maintained homes and essential services.   

SLH continues to benchmark its rent levels, with: 

  • Social rents set at around 60–70% of local market rents 
  • Affordable rents at around 80% of market levels 

As a not-for-profit organisation, all rental income is reinvested into: 

  • Maintaining and improving existing homes 
  • Keeping customers safe 
  • Delivering new affordable homes for the local community 

 Support with benefits and income changes 

There is positive news for many households: the Government has confirmed that from April 2026, benefits including Housing Benefit, Universal Credit standard allowances, pensions and the National Minimum Wage will increase in line with or above inflation. This means residents receiving these payments should see an uplift around the same time rents change.  

If you receive benefits to help pay your rent, these payments will rise automatically from April.
