South Lakes Housing is the Arms Length Management Organisation
(ALMO) set up by South Lakeland District Council from April 2004
following an emphatic 88% 'yes' vote in a tenant ballot.

South Lakes Housing (SLH) has been
South Lakeland District Council’s ALMO (Arms-Length Management
Organisation) since
2004.

South Lakeland is situated in Cumbria,
covering 600 square miles and including the towns of Kendal,
Windermere, Grange-over-Sands and Ulverston as well as parts of the
Lake District and Yorkshire Dales National Parks.

Average house prices in the district
have increased dramatically over the period 2000 to 2010, from
£74,000 to £220,000, representing an increase of 197%.

Of the 52,006 dwellings in South
Lakeland District, just 9.9% are affordable (with a shortfall of
640 affordable dwellings).

SLH manages 3,155 secure tenancies and
250 leasehold properties and has a workforce of 105. There are 2800
people registered on the waiting list for homes.

SLH was awarded ‘two stars with
excellent prospects for improvement’ by the Audit Commission in
2008 and has one of the highest satisfaction results in the country
with overall satisfaction at 93%. SLH achieved the Government’s
‘decent homes standard’ in 2009 following a £25m modernisation
programme.
7. South
Lakes Housing will become a housing association from March 2012
with the transfer of
council homes from
South Lakeland District Council. This follows a tenant ballot in
November
2011 where 84.5%
of tenants voted ‘in favour’ of transfer.
